Sporting a deteriorating and leaky deck and inadequate living space something needed to be done to enable this home's family to make the most of a beautiful location on the Coffs Coast. The original bedrooms were also rather pokey so it was decided that a new bedroom better suited to sleepovers and other activities engaged in by a growing boy was needed. Although the current owners only have one child they wanted to ensure the needs of future owners was considered. As a result a new rumpus which encompassed an existing bedroom was designed to enable a dividing wall to be added to create a bedroom and smaller rumpus room. Windows and doors were carefully positioned and sized to maximise cross ventilation whilst minimising the impact of the harsh afternoon sun.
In the process of replacing the tired deck the opportunity was taken to extend it and alter the roof line to provide improved ventilation.
Another important element of the brief was to provide storage below the deck for a boat and trailer. Associated with this was the need to retain access through the garage to the back yard.
Working around and with the complexity of a split level home a homogeneous addition incorporating the new deck and rooms was achieved. Careful measuring and the benefits of CAD software with 3D modelling capabilities enabled the new roof to be designed to fit neatly with the existing roof.
